What a full Gold Master portfolio pays
300 homes at Rs 50,000 average rent: Rs 3,00,000 a month from the 2% share, before placement fees (half of one month's rent on every move-in, about twelve a month at that size). Around Rs 54 lakh a year.
Desk work is done for you. You are the person on site.
Nine tickets in ten never need a visit. The platform diagnoses them, briefs the tenant, books a vetted vendor and asks the owner to sign off. You are dispatched, with a written incident dossier, for the tenth.

From sign-up to first property

Name, cities, experience. Add a mentor's code if a senior manager recruited you.

5 documents: aadhaar, pan card, police clearance certificate, local address proof, professional credential. Operations review within two working days.
- Step 3Pass the academy
4 short modules: tenant screening the owner can trust; standardised photo and video reporting; dispute de-escalation and conflict resolution; keys, access and money handling. Pass mark 80%, retake any time.
- Step 4Start as Bronze Trainee
Up to 60 properties in your micro-cluster. Check in on site when dispatched, capture live photos, keep owners rated-happy, and move up.
Mentor bonus: Rs 75,000
Recruit a manager you would vouch for. Nothing is paid for the sign-up. The bonus is paid once they are certified, manage 30+ properties and hold 4.7+ stars for 18 consecutive months. Programme rules.

How am I paid?
A share of every rupee of rent you collect: 1.5% as Bronze Trainee, 1.75% as Silver Certified, 2% as Gold Master, paid monthly within three days of the rent. Plus half of each placement fee (one month's rent) when you move a tenant in.
How many properties can I manage?
60 as Bronze Trainee, 160 as Silver Certified, 300 as Gold Master. The desk work (tenant questions, triage, vendor booking, paperwork, tax) is done by the platform, so a Gold Master runs 300 homes in one micro-cluster of 5 to 7 km with under two hours of admin a week and spends the field time on the one ticket in ten that needs a person.
What does the platform do and what do I do?
Every maintenance report is diagnosed automatically with a cost range and interim steps for the tenant; routine jobs are booked with vetted vendors without you leaving home. You are dispatched, with a written incident dossier, when a person must be on site: safety, structural issues, locks, disputes, society matters, anything expected above Rs 5,000, and the on-site sign-off of jobs above Rs 10,000. You check in by GPS when you arrive; owners see it.
How do I move up?
Silver Certified: 4.5+ stars over 6 months. Gold Master: 4.7+ stars over 12 months. Ratings come from owners after every inspection and from tenants after every repair. Promotion is automatic.
What does certification involve?
Five documents (Aadhaar, PAN, police clearance, address proof, a professional credential) reviewed by operations, and four short academy modules with quizzes. Properties are assigned once both are complete.
What happens if my rating drops?
Below 4.2 stars new properties pause and you get a 14-day notice; your mentor is told too. If it has not recovered after 30 days, operations transfer your properties to another manager.
Can I handle cash or take rent myself?
No. Rent and deposits go through the platform only. Taking money directly is grounds for immediate removal. You never carry money; you carry keys, a phone and a checklist.
Is there a recruiting bonus?
Not for recruiting. Rs 75,000 is paid once your recruit is certified, manages 30+ properties and holds 4.7+ stars for 18 consecutive months. Mentoring well is the only way to earn it.
